This is the second year in a row that the independent fam- ily owned and operated agency received this award. The Leader in Excellence Award is the high- est recognition awarded by Home Care Pulse and is given to select home care businesses that consis- tently rank among the very high- est in 10 or more quality metrics. As a Leader in Excellence, Care- free Home Care is now ranked among the top 15% of home care providers participating in the na- tionwide Home Care Pulse Satis- faction Management Program. To qualify for this award, 10% of Carefree Home Care’s clients and caregivers were interviewed every month by Home Care Pulse and were rated in areas such as caregiver training, compassion of caregivers, communication, scheduling, and client/caregiver compatibility. Today we’re going to touch on some of those real estate advertisements you might have seen or heard on TV and the radio. I’m talking about the commercials where they’re telling you they want to buy your house as-is, for cash, right now! Wow! Sounds great, doesn’t it? They claim there is no easier way to sell a home at any price, any condition, and at any size with no fees, no commissions and no repairs. Hold everything! Do you re- member that old saying, “if it sounds too good to be true, it probably is?” I’m not saying this scenario might not work for some people, some of the time. As a lo- cal realtor for almost 20 years, I know it won’t work for everyone all of the time. Here are some things to consider before picking up that phone. First, do your research, check into who is offering to buy your home “all-cash, right now,” and look at their reviews. We’re talking about your home here. Next, find out the market value of your home. One of the best ways to do this is to call on a local realtor that you might know and trust and ask them to do a CMA (comparative market analysis) for you. These should be free of charge. Once you have a value for your home in today’s market, you’re better able to negotiate a fair price with anyone. You get to decide when you want to sell -- and what you’re willing to sell your home for. When someone tells you they want to buy your home sight un- seen, a lot of things have to line up for them to do so. The price has to make sense -- what most investors call “pencil out.” They have to offer you a price that will allow them to make a profit on your home down the road. In today’s market, selling your home without allowing it to get the maximum exposure to the public means you decrease the likelihood of receiving an amaz- ing offer. More importantly, you reduce the chance of receiving multiple offers, which might result in leaving a whole lot of money on the table.
